Your seller wants to know one thing: is anyone actually seeing my home? With PropertyBoost, you can turn the listing into professional Facebook and Instagram ads in just minutes, right from your seller's journey, and then show your seller exactly what that marketing did. No design or technical skills required.
Where to find it
Open Journeys, select a selling journey, then select the Marketing tab. The PropertyBoost section sits beside the property you're selling. You'll also see it on the journey's Details tab, and in the journey's Marketing section in the Rayse mobile app.
Before you start
PropertyBoost builds your ad straight from the MLS listing, so a few things need to be in place first:
Sign in to Rayse with your MLS login. PropertyBoost signs you in through your MLS, so there's no separate account to set up. If you sign in to Rayse with an email and password, the PropertyBoost section won't appear.
Have your MLS agent ID on file. PropertyBoost identifies you by your MLS agent ID. You'll find it under Account > Third-party.
Be the listing agent. You can boost your own listings only.
Use an active MLS listing. A home added by hand can't be boosted, because there's no MLS listing to build the ad from.
Step 1: Create or open the seller's journey
If you already have a selling journey for this client, open it and skip to Step 2. If not:
Open Journeys and start a new journey.
Choose the selling journey type and add your seller or sellers.
Review the journey details.
Tip: You can also just tell Rae, for example: "Start a selling journey for Margaret Lee at 14 Willow Creek Drive." See Journeys: Creating and Organizing a Journey using Rae.
Step 2: Attach the MLS listing to the journey
PropertyBoost needs to know which listing to promote. If your selling journey doesn't have a listing yet, the Marketing tab prompts you to add one.
Select the Marketing tab.
Follow the prompt to add the listing.
Search for the home by its MLS number or address, and select the matching MLS result.
The journey header now shows the property address, and the listing details and photos fill in from the MLS.
Tip: Always choose the MLS result rather than adding the home by hand. A hand-added home can't be boosted.
Step 3: Boost the property
On the Marketing tab, find the PropertyBoost section.
Select Boost this property.
In the Heading to PropertyBoost window, select Continue to PropertyBoost.
PropertyBoost opens in a new tab, signs you in with your MLS login, and loads this listing at checkout, with the photos, price and details already filled in.
Step 4: Build and launch your ad
Inside PropertyBoost, choose how you want the ad to look and run:
Ad options: Image or Motion
Boost types: Just Listed, Featured Listing, Open House, Price Reduced, Just Sold, Partner Boost
Templates: Classic, Modern, Agent Branded, Motion, Luxury
Branding: Agent Branded or Listing Focused
Duration: 3 days, 7 days, 3 weeks or 4 weeks
Review your choices, then complete checkout. You pay for the boost inside PropertyBoost, and you start, pause and manage your ads there too. Your ad runs across Facebook and Instagram Newsfeeds, Reels and Stories, and a 7-day ad delivers 2,000+ local views on average.
Tip: Want to see every ad you've run, across all your listings? Select Your
PropertyBoost account in the PropertyBoost section to open your PropertyBoost dashboard.
Step 5: Track your results in Rayse
Back on the journey's Marketing tab, four tiles add up the results of every ad you've run for this listing:
Impressions: how many times your ad was seen
Clicks: how many people clicked through
Shares: how many people shared it
Leads: buyers who left their contact information. Leads come straight to you.
Motion ad results refresh about every 30 minutes, and Image ad results refresh a few times a day. A dash (-) means results aren't available yet. It doesn't mean your ad isn't working.
Step 6: Keep the listing fresh
Come back to the Marketing tab at each stage of the listing and boost again:
Just Listed when the home hits the market
Open House before your open house, with a short boost to create urgency
Price Reduced after a price change
Just Sold to celebrate with your seller and attract your next listing
Tip: Run both an Image and a Motion ad, and mix your templates, so your ads reach more buyers and don't blend into the scroll.
What your seller sees
Your seller doesn't have to take your word for it. Share the impressions, clicks and shares from the Marketing tab in your next update, and let the numbers show how far their home is reaching. Leads stay private to you.
Tip: Use Client view on the journey to preview exactly what your seller sees.
If you can't boost yet
If the Boost this property button is unavailable, a notice underneath tells you why:
MLS agent ID needed: select Add your MLS agent ID and add it under Account > Third-party.
Hand-added listing: this home wasn't added from the MLS, so it can't be boosted.
Another agent's listing: only the listing agent can boost this listing unless you have been invited in to collaborate on this journey.
Different MLS board: the listing is on an MLS where Rayse doesn't have your agent ID, which can happen on a co-listed or referral deal.
Not connected yet: PropertyBoost isn't available yet. Reach out to us through the help desk.
Don't see the PropertyBoost section at all? Make sure you're signed in to Rayse with your MLS login.
Accuracy and compliance
Your ads carry your name and brand. Make sure your license, brokerage information and branding are current, and follow your broker's policies, MLS rules and advertising requirements.
