Why we built Offers
Offer time is when emotions run highest and the stakes are real. Your client isn't only asking "Is this a good offer?" They want to know what it means for them.
Your buyer wants to know: Will this cost me more? How much cash do I need at closing? What will my monthly payment look like?
Your seller wants to know: Which offer actually puts the most money in my pocket?
The highest price isn't always the best deal. Seller concessions, closing costs, financing terms and other details all change the numbers. An offer that looks stronger on paper can end up netting a seller less, or costing a buyer more each month than they planned.
That's why we added Offers to both buy-side and sell-side journeys. Enter the terms and your assumptions, and Rayse shows you the working financial picture:
Seller journeys: the Estimated Net to your seller for each offer
Buyer journeys: the Estimated Cash to close and the Monthly all-in cost
Now you can walk your client through each offer and show them what their choices mean for their bottom line. It's one more way to show the expertise and advice you bring to every transaction.
Good to know
You stay in control. Offer figures and calculations are for agents only. Your clients can see their offers and each offer's status, but the financial estimates are yours to walk them through.
You decide what's best. Offers are listed by date. Rayse doesn't rank them by net proceeds, so you can weigh every term with your client, not just the numbers.
They're estimates. All figures are working estimates based on the information you enter. They aren't lender disclosures, closing statements, or tax or legal advice. Follow your broker-approved practices and refer clients to qualified professionals when appropriate.
Your Offers training path
Step 1: Record and compare offers
Journey — Offers: enter offer terms, follow a counter chain, and review Estimated Net, Cash to close and Monthly all-in.
Step 2: Keep the details moving
Journey — Milestones: mark offer and contract milestones as they happen.
Journey — To-Dos: keep track of the deadlines and follow-ups that come with every offer.
Journey — Questions: answer your client's questions in one place.
Step 3: See what your client sees
Buy Side Client View — Home: how your buyer follows their offers and progress.
Sell Side Client View — Home: how your seller follows the activity on their listing.
What Your Clients Do and Do Not See: know what's shared and what stays private.
Step 4: Show the value you delivered
Journey — Timeline: a running record of the confirmed work on the journey.
Generating a Client Report: turn that work into a client-ready summary.
Tip: When multiple offers come in, compare them side by side with your seller. When "the highest price" and "the best offer" turn out to be different, that's the moment your seller sees what you're worth.
